SIRAR OPERATING Overview

 

Introduction

Typically in building management consultants are employed to evaluate the condition state, this generally involves significant expense and includes a barrage of tests and techniques aimed to establish the condition of the structure based on “old world” standards.

 

It can be compared to seeing a GP who then proscribes a series of tests some of which are relevant, some of which are not. The difference being that the consultants in construction charges for the tests whereas the GP only proscribes (and generally does not directly profit from same).

 

SIRAR has the ambition of evaluating structures in real time with at the least the initial data available to the asset owner in real time, that is significant and meaningful data is available the same day.

 

The SIRAR evaluation forms only a minor part of the income stream for SIRAR as the holistic approach allows for multiple affordable yet profitable activities.

 

EXISTING ISSUES

With the increased amount of capital required to fund public and private infrastructure developments Asset Owners and Industry Professionals are becoming increasingly focused on obtaining optimum value for future Facility Management to ensure asset values are maintained and / or capable of being re-valued without the adverse effects of unsustainable maintenance costs reducing asset values. In advanced economies such as USA and Japan the cost of maintaining existing concrete infrastructure is fast approaching the point where funds required for maintenance of concrete infrastructure are greater than funds available for new infrastructure development.

 

Now, not only in advanced economies but also in developing economies a rapidly developing understanding of the financial Armageddon facing infrastructure owners is being recognised and strategies put in place to implement practices that will minimise future financial burdens. All these strategies are piecemeal and no single point of truth on which to base future maintenance decisions generally exists. A collection of unrelated software and professional capacity certainly exists but until now there is no single point of truth from which to source historical truth.

SIRAR are also able to build into the physical remediation of a structure on going non-destructive assessment of the remediated structures with a view to measuring increases in lifecycle management allowing for ongoing accurate re-valuation of assets. High performance once only structural repairs also ensure expenditure of maintenance funds is significantly reduce thereby reducing future demand on Treasury. This reverses the existing trend of the cost of maintenance outstripping funding allocations.

 

SIRAR is developed to be a one stop shop providing asset owners with a total lifecycle management package, based on information provided from a single point of truth, that allows for assessment of existing marine infrastructure, provides professional assessment of the lifecycle state of the infrastructure, provides capacity to accurately specify remediation of infrastructure, provides technical assessment and use of specialist once only remediation products applied by approved industry specialists and finally provides capacity for ongoing real time assessment of remediated structures in 2D or 3D BIM in FM.

 

SIRAR submit that this business model is the first time a holistic approach has been adapted to meet not only a recognised infrastructure problem but also to work to reverse the trend of maintenance costs becoming greater than funds allocated for new development. It is also conjectured that this is the first time that the total history of a structure is recorded and easily accessed via software providing a single point of truth to manage all the facility lifecycle on an ongoing basis by way of centralised and mobile handheld technology and information collected and managed at Technician Education level.
